Is the mortgage viability check really free?
Yes. The intake form, the video call, the first diagnosis, the mortgage simulation and the PDF dossier are all free, with no obligation. Our regulated fee only applies once you decide to move forward and engage us to prepare and present your case to banks.
Does a positive viability check guarantee my mortgage will be approved?
No — and we will never tell you otherwise. A viability check is our honest read of your case, not a bank decision. The only binding mortgage offer in Spain is the FEIN, issued directly by the bank after a full assessment. What we can tell you is whether your case is realistic and how to present it well.
How long does the free viability check take?
The intake form takes a few minutes. The video call is usually around an hour. From there, your dossier and simulation typically follow within a few days, depending on how complete your information is.
What happens after the free steps, if I want to continue?
If you decide to move forward, we prepare and present your case to the banks that make sense for your profile, compare offers, and accompany you through to the notary. That is when our regulated fee applies — explained clearly before you commit, as required by the LCCI.
