For buyers with cryptocurrency income or digital asset wealth

Your wealth is digital. Your mortgage is not.

If your deposit, your income or a significant part of your wealth originates from cryptocurrency, a bank in Spain will not reject you for that — but it will need a level of documentation and traceability that most crypto holders are not prepared for. We prepare the case.

How this actually works

Crypto is not the problem. The paper trail is.

Spanish banks are governed by strict anti-money-laundering regulations. When funds originate from digital assets, the bank needs to trace every step: acquisition, holding, conversion to fiat, and deposit into a bank account. We help you build that documentation chain before the bank asks for it — because once they ask and you cannot answer, the case stalls.

What is different for you

Four things that catch crypto buyers out.

Source of funds

The bank does not care how much you made — it cares where it came from.

Anti-money-laundering compliance requires a clear trail from the original fiat purchase of crypto to the converted euros sitting in your bank account. Exchange records, wallet history, tax declarations and conversion receipts all need to tell a consistent story. We help you assemble that trail before the bank requests it.

Who this is for
  • Buyers using converted crypto proceeds for their deposit
  • Early adopters with gains from years ago across multiple exchanges
  • Buyers who have moved funds between wallets, exchanges and fiat accounts
  • Anyone whose bank has already questioned the origin of a large deposit
Tax compliance

Spain's tax authority already knows about your crypto — does your file reflect that?

Since 2024, Spain requires crypto holdings to be declared (Modelo 721 for overseas assets, Modelo 100 for gains). If you have converted crypto to fund a property purchase, the capital gains tax position must be clear and consistent with what you present to the bank. We coordinate with your tax advisor so the mortgage file and the tax file tell the same story.

Who this is for
  • Buyers who have recently converted crypto to euros
  • Buyers unsure whether their crypto gains have been properly declared
  • Buyers relocating to Spain who held crypto in another jurisdiction
  • Buyers whose accountant has not dealt with crypto before
Ongoing crypto income

Staking, yield farming, mining — the bank sees none of these as a salary.

If part of your regular income comes from staking rewards, liquidity provision, mining or other on-chain activity, a Spanish bank will not recognise it as employment income. We help you document the consistency, the amounts and the conversion pattern so the bank can assess it alongside your other income sources.

Who this is for
  • Buyers with regular staking or validator income
  • Buyers earning from DeFi protocols or liquidity provision
  • Buyers with mining operations generating fiat-convertible income
  • Buyers whose crypto income supplements a traditional salary
Bank selection

Not every bank in Spain will touch a case with crypto in the mix.

Some banks in Spain have internal policies that flag any deposit or income linked to cryptocurrency for enhanced due diligence — or reject it outright. Others are more pragmatic, provided the documentation is complete. We know which banks are open to crypto-related cases and present yours to the ones that will assess it fairly.

Who this is for
  • Buyers who have already been turned down by a bank due to crypto origins
  • Buyers unsure which banks will accept crypto-sourced deposits
  • Buyers with a mix of traditional and crypto income
  • Buyers who want to avoid wasting time with the wrong bank
