Buying in Spain from the Netherlands, without the assumptions.

A Dutch belastingaangifte, a BV dividend structure and a jaaropgave are not the documents a Spanish bank sees every day. If you are buying from the Netherlands — as an employee, a ZZP'er, a DGA or a retiree — the case needs to be presented in the format a Spanish underwriter can assess.

How this actually works

The Dutch mortgage market works differently. A Spanish bank does not know that.

In the Netherlands, you are used to NHG, hypotheekrenteaftrek and banks that understand a BV structure. None of that transfers to Spain. A Spanish bank assesses your case from scratch — income, residency, property type, tax position — and it does so using its own rules. We translate the Dutch reality into a case the bank can work with.

ZZP & BV income

Self-employed income from a Dutch BV or ZZP registration reads differently here.

If you are a ZZP'er or a DGA (directeur-grootaandeelhouder), your income structure — salary from the BV, dividend payments, management fees — needs to be unpacked for a Spanish bank. A jaaropgave or IB60 alone does not tell the full story. We present the business structure, the income drawn, and the stability behind it.

Tax & residency

Non-resident tax in Spain is not optional — even for a holiday home.

If you buy in Spain but remain a Dutch tax resident, you are subject to Spain's non-resident income tax (IRNR) and potentially wealth tax (Impuesto sobre el Patrimonio). At the same time, the property must be declared in your Dutch box 3. We make sure the bank file is consistent with your cross-border tax position — and flag where you need advice from a fiscalist.

No NHG, no hypotheekrenteaftrek

The safety nets you know from the Dutch market do not exist here.

NHG does not apply in Spain. Hypotheekrenteaftrek does not apply for a Spanish property. LTV ratios for non-residents are typically lower (60-70%) than what you are used to in the Netherlands. The rules are different, and the right expectations from the start save time and frustration later.

Buying costs

The costs on top of the purchase price are higher than you expect.

In the Netherlands, the overdrachtsbelasting is currently 2% (or 0% for first-time buyers under 35). In Spain, the transfer tax (ITP) ranges from 6% to 10% depending on the region, plus notary, registro, gestoría and mortgage costs. Total buying costs for a non-resident typically run 12-15% of the purchase price. We lay out every cost before you commit.
