For buyers earning in a currency other than euros

Your income is not in euros. Your mortgage will be.

If you earn in pounds, dollars, Swiss francs, kronor or any other currency, every bank in Spain will assess your case through a currency lens. We prepare the file so the bank sees a manageable exposure, not an unknown one.

How this actually works

Currency is not a problem. Ignoring it is.

A bank in Spain lends in euros and expects to be repaid in euros. If your income arrives in a different currency, the bank needs to understand the exchange rate risk — and so do you. We quantify it, present it, and match you with banks that know how to handle cross-currency cases.

What is different for you

Four things that catch cross-currency buyers out.

Exchange rate risk

A good deal today can become an expensive one if your currency weakens.

Your monthly payment is fixed in euros. What it costs you at home depends on the exchange rate the day you transfer. A 10% move in GBP/EUR or USD/EUR changes your effective monthly cost significantly — and rates can move that much in a year.

Who this is for
  • Buyers paid in GBP, USD, CHF, SEK, NOK, DKK, CAD or AUD
  • Buyers keeping their main income abroad after purchasing
  • Second-home buyers who will not be earning in Spain
  • Anyone who has not yet stress-tested their payment at a weaker rate
Affordability stress testing

Banks apply their own haircut — and some are harsher than others.

When a bank assesses your affordability, it may discount your foreign-currency income by 10-30% to account for exchange rate risk. The discount varies by bank, by currency and by how the income is documented. We know which banks apply what, and present your case to the ones that treat your currency fairly.

Who this is for
  • Buyers whose affordability depends on currency conversion
  • Buyers who have been told they cannot borrow enough
  • Buyers comparing offers from multiple banks
  • Buyers who do not know what discount their bank is applying
Transfer costs

The rate your bank gives you is not the rate you should accept.

Transferring money to Spain through your high-street bank can cost 2-4% on every payment. Over a 25-year mortgage, that adds up to thousands. We work alongside regulated currency specialists who offer interbank rates and forward contracts — so you know what your payment will cost before it leaves your account.

Who this is for
  • Buyers making regular mortgage payments from abroad
  • Buyers transferring a large deposit to Spain
  • Buyers who have not yet compared transfer providers
  • Buyers who want to lock in a rate for future payments
Multi-currency income

Income from two or three countries — a bank wants one clear number.

If your income arrives from different jurisdictions in different currencies, the bank needs a consolidated picture. We present the total, the stability, the source of each stream and the conversion basis — so the underwriter does not have to piece it together.

Who this is for
  • Buyers with income from more than one country
  • Digital nomads with clients in multiple currencies
  • Expats with pension or rental income in their home country
  • Buyers with investment income across jurisdictions
