Mortgage notes

Very high property values mean many cases involve larger loan amounts and more scrutiny of income structure — HNW and complex-income buyers are common. Non-resident LTV is typically lower here than on the mainland, as in the rest of the Balearics.

Worth knowing before you commit

Tourist rental licences are extremely restricted on Ibiza — in many areas new licences are frozen, which matters a great deal if rental income is part of the plan. Water scarcity is a genuine issue in peak summer. Living costs are among the highest in Spain.
