For buyers coming from Ireland

Buying in Spain from Ireland, with your case ready before the bank sees it.

You earn in euros, so there is no currency gap to explain. But a Spanish bank does not know what an Employment Detail Summary, a Form 11 or a vested RSU is. Your income is real — it just needs to be shown in the format a Spanish lender works with.

How this actually works

Same currency, different rules. That is the part that catches people out.

Because Ireland and Spain share the euro, many Irish buyers assume the mortgage process will be similar. It is not. How income is documented, the buying process, buying costs and tax obligations all work differently in Spain. Whatever your profile, a Spanish bank looks at your tax returns over several years, and your age at the end of the loan sets how long the mortgage can run. We bridge the gap so nothing catches you off guard.

What is different for you

Four things that catch Irish buyers out.

Income documentation

Your Employment Detail Summary and Form 11 do not speak the same language as a bank in Spain.

A Spanish bank expects income evidence in its own format. Your payslips, your Employment Detail Summary, your Form 11 returns or your pension statements are not wrong — but they need to be presented with a clear explanation of what they show and how Irish income works. We translate the documentation and the context, whatever your profile.

Who this is for
  • PAYE employees, including pay in RSUs or share options
  • Sole traders and self-employed professionals
  • Retirees with Irish State, occupational or private pensions
  • Landlords with rental income in Ireland
Companies & business income

Salary, dividends, company accounts — a Spanish bank sees a structure it does not know.

If you own or run an Irish limited company, the Spanish bank needs to understand the business, what you actually draw from it and how it fits with your personal tax returns. We present your company accounts and personal returns together, so the underwriter sees a clear income picture instead of a foreign company they need to research.

Who this is for
  • Directors of Irish limited companies
  • Owners paid through salary plus dividends
  • Shareholders in family businesses
  • Buyers with income from more than one activity
Buying costs & process

The process is not the same as buying in Ireland — and the costs are structured differently.

In Spain, the notary, the land registry and the tax office are separate steps, each with its own costs. Transfer tax depends on the region, and a new build carries VAT instead. Financing a property you buy to invest works differently from financing the home you will live in. We lay out every cost and every step before you commit.

Who this is for
  • First-time international buyers
  • Buyers who have not yet budgeted total acquisition costs in Spain
  • Buyers purchasing new-build (IVA + AJD instead of ITP)
  • Investors buying a property to rent out
Cross-border tax

Owning in Spain brings Spanish tax obligations — on top of your Irish ones.

Spain taxes non-resident owners on their property every year, and the Ireland–Spain double taxation agreement shapes how that sits with your Irish tax. If you spend more than 183 days a year in Spain, you will normally become tax resident here, which changes the picture. We make sure you see this before you buy and tell you when it is time to bring in a tax specialist.

Who this is for
  • Irish tax residents buying a second home in Spain
  • Buyers planning to relocate and become Spanish tax residents
  • Buyers purchasing as an investment with rental income
  • Retirees splitting time between Ireland and Spain
